A highly sought-after resort in the Hamptons is joining the luxury hotel market in an attempt to capitalize on the area’s limited options, according to insider sources. The Capri Hotel and Restaurant, located in Southampton, has been a popular destination for celebrities such as Howard Stern and Jennifer Lopez, as well as a favored haunt for politicians. Now, the property is up for sale for $29 million. Private equity firms have been on the hunt for prime properties in the Hamptons due to the scarcity of high-end hotels, as previously reported. The hotel, built in 1960, is situated on a spacious 2.3-acre plot. Offering a three-star experience, the Capri is known for its lavish pool parties hosted by Michael Pitsinos’ NAIA Hamptons restaurant, which caters to a well-heeled and festive clientele. With its 29 guest rooms, including three exclusive suites tucked away in a secluded corner away from the pool, the Capri is an attractive destination. During the peak summer months of July and August, rates start at $999 for a standard room and jump to $1,999 for a suite. According to the property’s listing agent, Tony Cerio, recreating a hotel like the Capri today would be impossible due to the ever-increasing regulations and permit requirements. The uniqueness and charm of the property make it truly irreplaceable. Cerio, along with his Brown Harris Stevens colleagues Mitch Natter and Jared Schiavoni, will be handling the property’s listing. The Capri was purchased just eight years ago by attorneys Mark Geragos and Tina Glandian of Geragos Global for $4.8 million. Since then, they have made significant upgrades to the property, including the addition of a pool bar. Cerio also highlighted that the Capri is larger than the historic Maidstone Inn, a 180-year-old building in East Hampton that he recently sold for $17 million. Cerio believes there is potential for expanding the number of guest rooms and even adding a tennis court to the property, further enhancing its uniqueness. Over the years, the Capri has gained notoriety for hosting celebrities and serving as a filming location for popular TV shows like “The Real Housewives of Beverly Hills” and “Summer House.” Additionally, its Saturday morning roundtables have attracted top government officials, including Governor Kathy Hochul, Mayor Eric Adams, and Attorney General Letitia James. The hotel has also housed esteemed establishments such as the Pink Elephant, Nobu, and BLT. For the past four years, NAIA Hamptons has managed the Capri’s restaurant, outside bar, and renowned pool area known as The Bathing Club, featuring top DJs on the weekends.
