Premium property in the Lake District remains resilient amidst house price slump

Properties with a picturesque view or direct access to the water are highly sought after in the upper end of the market. According to Irwin, having a beautiful view can increase a property’s value by approximately 20% to 25%, while waterfront properties sell at a premium of 75% to 100% compared to similar properties further inland.

Historically, the most successful towns and villages have been those with easy access to the M6, making them an attractive choice for buyers from Manchester, Liverpool, Preston, and Lancaster.

Since the pandemic, there has been a growing interest in villages located on the southern fringes of the Lake District, specifically in the area around Cartmel. These villages have become popular due to their proximity to commuter stations at Ulverston and Cark, which is convenient for hybrid workers who occasionally need to go into the office.

“We have seen a significant number of young professional families, typically in their late 30s and older, relocating here. They are often moving from maisonette apartments and terraces in London to detached houses with spacious home offices and around an acre of land,” explains Irwin. “Although there are now fewer people making this move, there is still a steady stream of newcomers.”

‘Our dogs are living their best lives, and so are we’

Two years ago, Amanda and Mark Sarjant lived in a converted barn in a village near Shrewsbury in Shropshire. Mr. Sarjant worked as a finance director while Mrs. Sarjant was a chartered accountant.

The couple, who have four children, both had a desire to change their lives. With Mrs. Sarjant retraining as a nutritionist, she was eager to leave behind spreadsheets and audits. Mr. Sarjant, an avid climber and walker, simply wanted to live in the Lake District, a place he had loved for years.

Just before the pandemic, the couple began searching for properties in the Lakes but hadn’t found the perfect one. When Covid hit and the property market temporarily shut down, they put their plans on hold.

“The estate agent kept sending us property details, but we weren’t actively looking at them,” recalls Mrs. Sarjant. “Then, out of curiosity, Mark opened an email from the agent and came across Haven Cottage.”
