Tishman Speyer’s Spiral signs 3 new financial-services leases in thriving Hudson Yards

Manhattan’s new-generation towers are proving their pulling power once again, while many older office properties struggle to attract tenants. Tishman Speyer’s Spiral, a 66-story skyscraper spanning 2.8 million square feet, has reached a remarkable 75% occupancy just a year after opening with the signing of three new financial-firm leases. These leases amount to a total of 112,000 square feet, with the largest being taken by global asset manager Marshall Wace, who will occupy 79,000 square feet across the entire 32nd floor and part of the 33rd floor. ProShares, an electronically traded funds manager based in Bethesda, Md., has signed for 9,000 square feet, marking its first office space in New York City. A third, as yet unidentified, global asset management firm has taken 24,000 square feet. The anchor tenant of the Spiral is pharmaceutical company Pfizer, and other tenants include HSBC, Debevoise & Plimpton, Alliance Bernstein, and Turner Construction.

Located at 66 Hudson Blvd. East, the Spiral is positioned between West 34th and West 35th streets, and 10th Ave. and the boulevard. It is situated north of the Hudson Yards complex developed by Related Companies, and Manhattan West developed by Brookfield Property. The tower falls within the thriving Hudson Yards District, designated by the city. Designed by BIG-Bjarke Ingels Group, the Spiral boasts stunning cascading landscaped terraces and hanging gardens. Asking rents for the tower range from $125 to $225 per square foot.

In addition to its impressive lease signings, the Spiral will soon welcome new dining options on its ground floor. Renowned chefs Erik Ramirez and Juan Correa of Llama San and Llama Inn fame will open a Peruvian-Japanese restaurant, while Gabriel Kreuther, known for his Michelin-starred Alsatian eatery on West 42nd St., will introduce two new concepts. Tishman Speyer’s representatives for all three new leases are Greg Conen and Sam Brodsky, with Marshall Wace being represented by Andrew Sachs and Bill Levitsky of Newmark, and ProShares by Cynthia Wasserberger and Michael Pallas of JLL.
