Initially listed at $56 million, the Joneses, who own homes in Hawaii and Wyoming, utilized this Nantucket property as a vacation residence. The listing was handled by Marybeth Gilmartin-Baugher and Shelly Tretter Lynch of Compass, who expressed their delight in representing such a magnificent property and ensuring a successful transaction for all involved parties.

Situated on over 3 acres, the estate boasts approximately 500 feet of waterfront on scenic Nantucket Harbor. The sale of this property at a price of $31.8 million has set a new record in the state of Massachusetts. While the new owners have not yet been revealed, their representative, Dalton Frazier of J Pepper Frazier Real Estate, stated that they are a family planning to keep the property for generations.

With eight bedrooms and eleven bathrooms, the estate, known as “Beam Ends” and located in the Monomoy area of Nantucket, is positioned on 3.5 acres and offers breathtaking views of Nantucket Harbor, where sailboats, fishing boats, paddleboards, and picnic boats dot the landscape. The listing highlights the property’s complete privacy, as it is surrounded by vast conservation lands and the picturesque Nantucket ‘Creeks’ for nearly a mile.

In addition to the shingled main residence, which encompasses around 11,000 square feet and includes four bedrooms, the property features a billiards room, a sauna, and several bars. Furthermore, there are two separate guest homes, including a charming four-bedroom house dating back to the early 1900s. Prior to this sale, a waterfront Nantucket property with a listing price of $36 million in 2022 held the record.
