In a significant development for the Durst Organization’s Third Avenue portfolio, the Empire State Development Corp. will relocate its headquarters to 655 Third Ave.
The recently-signed lease for 117,181 square feet may be the largest new lease in Midtown so far this year.
ESDC will occupy five full floors in the 30-story, 425,000 square-foot tower.
The space was previously occupied by Mitsubishi, which has since relocated to Durst’s 151 W. 42nd St., the former Four Times Square.
The asking rent for the space was $69 per square foot.
The influential state agency is moving from their current location at 633 Third Ave., which also offers a similar amount of space.
Once another pending lease is finalized, 655 Third will be 85% leased, according to a representative from Durst.
Durst was represented in-house by Tom Bow, Ashlea Aaron, and Bailey Caliban.
ESDC was represented by Moshe Sukenik and Brian Cohen from Newmark, as well as Joan Brothers from Manhattan Boutique Real Estate.
The 1958-vintage 655 Third Ave. achieved LEED Gold certification in 2019 with the addition of new sustainability features.
Durst owns five prominent buildings on Third Avenue.
As we previously reported, popular Italian restaurant Rosemary’s is set to open a location at Durst’s 825 Third Ave.
