Downtown and Midtown’s Thriving Restaurant Boom Makes Streets ‘Vibrantly Alive,’ According to CBRE Survey

According to a recent CBRE survey, midtown and downtown areas are experiencing a revitalization thanks to an influx of new restaurant leases. The study highlights the noticeable increase in activity during the summer months and suggests that the signing of over 100 eatery leases is a positive sign for the future of these districts. This surge in restaurants is particularly good news for Times Square, East Midtown, and Midtown South, where more employees are returning to their offices. CBRE points out that the launch of numerous new eateries on Lexington Avenue mirrors the strong performance of the Park Avenue office market, which has an availability rate of just 10.7%, compared to the midtown average of 19.6%. Several of the upcoming restaurant openings were first reported in this column, including Jean-Georges Vongerichten’s Four Twenty Five at 425 Park Ave, Simon Kim’s Asian-inspired venues at 550 Madison Ave, Michael White’s Italian restaurant at 520 Madison Ave, and David Burke’s Park Avenue Kitchen at 277 Park Ave. The sheer number of new restaurant openings within the next six months is reaching an unprecedented level, making it difficult even for industry insiders to keep track. This surge in new restaurants is providing a much-needed boost to the area and is undeniably creating excitement. The ongoing onslaught of new openings includes Monte Carlo-based Rampoldi at 49 W. 64th St and chef Franklin Becker’s Point Seven in the Met Life Building. Additionally, there are plans for Din Tai Fung, a large Taiwanese restaurant, to open in the former Mars space at 1633 Broadway, Acadia, by Simon Oren, at 101 W. 57th St, and a massive Italian-Japanese combination by Aqua Group at 902 Broadway in Nomad. However, CBRE also notes that the downtown area has yet to see the same level of vibrancy restored, with a concerning 28% office availability rate.
