Individual Selling Washington, DC Wall for $50,000 to Displease Neighbor

  • Allan Berger is currently selling a wall located in Washington, DC for the price of $50,000.
  • This decision to sell the wall comes amidst some issues with the owner of the attached house, as reported by The Washington Post.
  • According to Redfin, the median listing price for homes in Georgetown is $1.6 million.

A resident of Washington, DC is currently offering a wall for sale at the price of $50,000.

In July, realtor Robert Morris of Keller Williams Capital Properties posted a listing for a property in the Georgetown neighborhood of DC.

Upon closer inspection, it becomes apparent that the photos in the listing actually depict a brick wall attached to the house located at the end of a block.

The listing specifies an asking price of $50,000, while the median listing price for homes in Georgetown, according to Redfin, is $1.6 million.

The wall is described as “owning a piece of Georgetown” and being located at 30 and M NW, with limitless opportunities.

However, Morris mentioned to Ellie Silverman of The Washington Post that the wall is in a crumbling condition.

The listing has sparked jokes on DC social-media pages like Washingtonian Problems, but The Post reports that the owner of the wall, Allan Berger, is selling it due to a disagreement with his neighbor, Daniela Walls.

The listing follows years of tension between two DC property owners

As per The Post, Berger inherited the wall from his father, who purchased it as a joke to claim property ownership in Georgetown.

Walls states that she bought her house in 2019 knowing that Berger owned a portion of the wall on the south side of her home. She claims to own the interior 12 inches, while Berger owns the exterior 12 inches at its widest point. However, in 2020, when water leakage became an issue in her home, she discovered that the beams in the wall section owned by Berger were wet and posed a threat to her home’s structure. This was confirmed by a 2022 engineers report conducted by Walls’ insurance company.

Walls made an offer through her attorney to buy the wall at its tax-assessed value of $600, but this prompted Berger to list it through Keller Williams.

Regarding the listing price, Berger stated that he came up with $50,000 without extensive research or thought. “For better or for worse,” he said.

No immediate responses have been received from Morris, Berger, or Walls.

The Post revealed that before Walls made her offer to buy the wall, the DC Department of Buildings had fined Berger twice for improper upkeep of his property, including chipping paint and rotting materials, with a total penalty of $1,661 in November 2022. Berger denies these claims and is scheduled to appear before an administrative law judge of the Office of Administrative Hearings in September.

The DOB has also issued an order for Berger to submit a structural engineering report on his property within 30 days, as reported by The Post.

Walls describes Berger’s claims as childish and emphasizes her desire to prevent her house from collapsing as a result of the structural damage.

According to Walls, she is not willing to pay $50,000 for the wall, as she will have to spend a substantial amount on repairs and upkeep due to the deterioration of Berger’s property. She believes that obtaining a mortgage for a wall is highly unlikely.

Morris initially had 12 potential buyers interested in the property, but 11 withdrew their interest upon learning the requirements for murals or advertisements on the wall from the Old Georgetown Board. The remaining potential buyer lost interest after seeing the property in person.

As of Tuesday, the listing is still active.
