How a Mezzanine Level Transformed a North Great George’s Street Period Apartment

Originally built in 1766, North Great George’s Street was once the epitome of urban living in Dublin. Prominent figures such as Viscount Powerscourt, the Earl of Kenmare, and Isaac Butt, a nationalist politician and barrister, called this street home. Its grand houses were a symbol of Irish Georgian society. Even James Joyce immortalized the street in his iconic novel, Ulysses.
However, by the 1970s, North Great George’s Street had fallen into disrepair, and its magnificent homes faced the threat of demolition. Senator David Norris and members of The Georgian Society recognized the street’s historical significance and embarked on a mission to revitalize the area. Residents joined forces to preserve and restore their houses, leading to the joint purchase of No 14 by three friends.
While each friend took two floors for their personal use, they aimed to maintain the appearance of a single property, avoiding any visible divisions from the outside. Each “apartment” was individually designed and furnished, ensuring a harmonious blend within the larger space.
In the late 1990s, one of the three owners decided to move on, and Peter Carty, a young professional at the time, seized the opportunity to acquire a home in Dublin. Prompted by an advertisement proclaiming a “two-bed apartment for sale on beautiful North Great George’s Street,” Peter felt an instant connection to the area. Unbeknownst to him, his brother and sister-in-law, both architects, recognized the historical value of the street.
Peter purchased a one-third share of No 14, securing the two middle floors known as Piano Nobile. The name stems from the Italian term for the “noble floor” of a palazzo, evoking the grandeur of this remarkable dwelling. The uniqueness of the property became clear to Peter the moment he stepped inside.
An ingenious solution was sought to maximize the available space while preserving the integrity and magnificence of Piano Nobile. Peter enlisted the expertise of Paul Kelly from FKL Architects. They envisioned a floating mezzanine level extending above the island kitchen, offering an open and spacious feel. This structure, crafted from steel and enveloped with wood, featured a transparent glass balustrade, allowing unobstructed views through the apartment while minimizing visual impact. Additionally, shower areas were discreetly integrated into the bedrooms.
The living room, which originally served as the main reception area, retained its 15ft ceilings, restored fireplace, chandelier, and sash windows. The floors underwent meticulous restoration by an antique furniture restorer, dedicating two full weeks to rescue and repair them, showcasing their original splendor.
Over time, Peter met his wife, Mila, who quickly fell in love with Piano Nobile, referring to it as a living entity that evoked a sense of belonging and security. The apartment became their haven, nestled amidst the vibrant atmosphere of the north city center.
Throughout the years, the 1,259sq ft apartment has been a constant source of activity and inspiration for the couple. Their appreciation for art and simplicity is evident, with notable pieces adorning the space. A reproduction of Dali’s famous artwork, “The Hallucinogenic Toreador,” and Manet’s “A Bar at the Folies-Bergère” grace the walls, complementing the overall aesthetic.
Outside, a communal garden at the rear of the property serves as a gathering place for the owners and their neighbors, fostering a strong sense of community. Bloomsday has been a special occasion celebrated on North Great George’s Street, with the community coming together to revel in the festivities.
Reflecting on their time in Piano Nobile, Peter and Mila echo the sentiments shared by many residents of North Great George’s Street – a reluctance to leave this enchanting locale. The street’s bustling energy, combined with their fond memories of raising their daughter, Anna Sophia, has made it a place they held dear in their hearts.
