Sandyford Aparthotel Project by Esprit’s Eric Kinsella Receives Green Light

Esprit Investments, a leading private developer in Ireland, has finally received approval from An Bord Pleanála for its ambitious development project. After a lengthy planning process that began two-and-a-half years ago, the company’s initial application for permission to construct a 124-suite aparthotel in Dublin’s Sandyford Business District was rejected by the Dún Laoghaire-Rathdown council in June 2021. However, Esprit Investments appealed the decision and has now been granted permission to proceed.

The proposed development involves demolishing a two-storey warehouse and office building and replacing it with a nine-storey aparthotel. The hotel will feature a mix of one and two-bedroom suites, along with a 37-space car park and 36 bike-parking spaces. The decision from An Bord Pleanála comes with certain conditions, such as limiting each stay in the aparthotel to a maximum of 60 days and prohibiting its use as student accommodation.

The planning regulator’s ruling states that the aparthotel will not negatively impact nearby residential properties and is in accordance with the sustainable development of the area. It emphasizes that the development will not harm the area’s visual and residential amenities, and it complies with urban design, height, and pedestrian and traffic safety standards.

Esprit Investments, founded by Mr. Kinsella, formerly head of Jones Engineering, has a strong track record in property development. The company manages or is involved in the construction of over one million square feet of property. Jones Engineering, which was led by Mr. Kinsella before its acquisition by Cathexis Holdings, is known as a global mechanical, electrical, and fire protection contractor.

In addition to securing approval for the project, Esprit Investments will be required to pay fees to the Dún Laoghaire-Rathdown council for the development of local services, such as the nearby Luas line. The details of the fee payment scheme will be negotiated between the developer and the planning authority.

With An Bord Pleanála’s positive decision, Esprit Investments can now move forward with its exciting aparthotel project, contributing to the growth and development of Dublin’s Sandyford Business District.
