With bidding wars on second-hand houses creeping back to Celtic Tiger levels, it’s no surprise that want-to-be homeowners are running scared. Reports from agents are saying that in some cases houses are going for €100,000-plus over the asking price. It’s very difficult to fall in love with a house that is going to slip out of reach very quickly. One of the benefits of buying a new home is that the price is set and you can plan your borrowing around that. One of the disadvantages is that they are often sold off the plans so even when you buy your home, it could be months before you get to move in. There are, however, a few developments around the country where the units for sale are ready to go. If you sign your contracts this week, you could be in for Christmas. With an average closing taking about six weeks, Shannon Longmore of Knight Frank believes it’s definitely achievable to have the keys to your new home before Santa arrives. “It might be a little bit of a push but it’s doable,” says Longmore. “It usually takes about six weeks to close but it depends on the buyer. “A cash buyer would be more straightforward than someone who’s looking to avail of a loan, which can take a bit of time, but if anyone has their approval in principle ready to go now, they could make it. “They could be working away in the background doing their snagging while they’re reviewing their contracts and waiting for the full loan offer to make the most of the available time.” Here is a taste of some developments that are ready to to go in Dublin, Meath, Kildare, Wicklow and Wexford.
